1. The tenant must obtain and maintain their own insurance for the unit throughout the lease term and any renewals thereof, commencing before the lease begins, and to provide a copy to the Landlord.2. The Tenant agrees to allow the Landlord to inspect the premises with 24 hours' notice.3. Both parties agree to provide each other with 60 days' prior written notice to vacate the premises or request the premises be vacated after the initial 1-year lease term. The Tenant agrees to deliver vacant possession of the premises to the Landlord upon lease expiry. Upon termination of the lease or move-out, the Tenant will ensure the unit is returned in its original condition at the start of the tenancy, except for normal wear and tear. The Tenant shall bear the responsibility for repairing any damages at their own expense. All appliances must be left in working condition at the end of the lease.4. Upon completion of the current lease term, provided the Tenant is not in default under the lease terms or applicable law, the Tenant shall have the option to renew the lease on a month-to-month basis under the same terms and conditions. The rental rate will be adjusted each year based on Ontario Rent Increase Guideline, by providing written notice to the Tenant at least 60 days before the current lease expires.5. The Tenant agrees to allow the Landlord or their agent to show the unit to prospective tenants and/or buyers during the last 30 days of the lease, with 24 hours' advance notice if required by the Landlord.6.
